The foreclosure process in Washington begins on what we call “Day 0.” This is the day that you miss your first payment. If you are just late on your mortgage payment, then you face different penalties, but missing it completely initiates the foreclosure process.
Approximately 60 days after Day 0, you will receive a Notice of Default from the bank that owns your mortgage. This details your missing payment and warns you of the pending actions if you do not make the payment. At this time, your credit may also take a hit for defaulting on a loan.
On day 90, you will receive a Notice of Trustee Sale, informing you that your home will be up for auction at the courthouse in 30 days.
On day 210, the house is officially foreclosed and sold on the courthouse steps, typically to the bank that owns your mortgage. At this point, the home is bank-owned and the eviction process begins.
You must be out of the home 20 days later (day 230), or face criminal convictions. A week after you are out, the bank begins to clean out the home, getting rid of everything that you may have left behind so that the house can be put up for sale.
Two weeks following the clean up (day 251), the house is placed back on the market for sale, generally at a fraction of its value.
